Texas sees important new realty development

Natural Development LLC is an Austin-based developer with big plans for Watersedge, the unlikely name of the high-class community to be created on the Greenfield site near the Texas 71 and Texas 130.

The company envisions a several thousand-strong community of residents living and working in 1,800 homes and businesses with views of the creek, and high-end homes with gardens fronting onto the Colorado River. Roads will be lined with cedar and oak trees and a great diversity of home styles means that almost anyone will be able to afford to live in the community.

The project is expected to cost around $250 million and will take several years to complete, meaning that the homes that make up part of the first phase will only be ready for actual habitation well after the recession has been put behind us. At least this is what Natural Development is no doubt hoping.

Eric Willis, president of Natural Development, told Texas news media that the first phase of housing would only be ready for construction in 2012, once the 200 plots had been developed. These 200 houses would be part of the development’s affordable housing portfolio with various townhouses and semi-detached homes offered at $160,000 to $200,000.

There will be 240 apartments and 320 townhouses in total, according to final-stage notes, with an additional 1,250 detached houses and about 350,000 square feet of commercial and retail development on 25 acres of land, which will be for businesses looking to tap into the captive residential market created here.

The development is part of a forward-looking plan that sees the US housing market rebounding from the downturn in years to come. When that happens, Willis believes his company will be perfectly positioned to benefit from the turnaround as demand for affordable housing will increase faster than developers, grown wary from the recession, can keep up.

Furthermore, the area in which Watersedge is located, between Bastrop and Austin, will inevitably see major growth, according to Willis, because the two cities will grow together. This will also increase the demand for land on which to develop homes and businesses.

Already Willis’ vision for the area appears to be taking shape. New developments nearby such as the Formula One racetrack show that other investors also have faith in the future potential of the area and the various facilities that will likely grow up around the racetrack will be sources of employment and greater faith in Natural Development’s project as well.

Yet, for reasons quite apart from this Willis was all smiles. The Formula One racetrack was meant to be a housing development as well, with 1,800 homes on the site, so that change of use signals the exit of a potential competitor and a complimentary development instead.

In almost all aspects Watersedge has greater feasibility than any other proposed development in the area as Natural Developments LLC have done their homework. The company has secured planning permission, environmental clearance and various other permits from Austin in place and has conducted a comprehensive environmental impact survey.

In addition to Watersedge, which will be completed around 2020, Natural Developments LLC is also planning a 2000-home community near Dripping Springs, that project is slated for completion in 2016.
